What is Ejari and why do I need it?

Ejari is the official Dubai tenancy registration system run by the Dubai Land Department. Every legitimate tenancy contract must be registered with Ejari — it protects both tenant and landlord, is required for setting up DEWA (utilities), telecom services and your residency visa. We register Ejari on your behalf as part of our move-in service.

What is the typical security deposit?

Standard security deposit is 5% of the annual rent for unfurnished properties and 10% for furnished. The deposit is fully refundable at the end of the tenancy, subject to property condition. We hold deposits in client escrow and document the inventory at check-in to avoid disputes.

Can I rent in Dubai before my UAE visa is issued?

Yes. Many international relocators sign their first Dubai tenancy on a tourist visa or visa-application reference. We work with this regularly and coordinate with your PRO/employer so the lease, Ejari and DEWA setup all align with your visa issuance timeline.

How much notice do I need to give to leave a tenancy?

Standard Dubai tenancy contracts require 90 days written notice for non-renewal or termination, governed by RERA Law 26 of 2007. Early termination usually carries a 2-month rent penalty unless otherwise agreed. We always negotiate flexible exit clauses for mobile international tenants where possible.

Are utilities included in the rent?

No. Tenants pay DEWA (electricity & water), cooling/chiller (in many towers), internet/TV and the 5% Dubai Municipality housing fee separately. We provide an estimated monthly utilities range for any property before you sign so you can budget accurately.
