The HiLight rises 24 storeys above the Thames in Battersea, standing on the site of a former candle-making works. The design team includes Squire & Partners, interior designers Bowler James Brindley and landscape architects Grant Associates.

Apartments at The HiLight

Apartments are arranged across floors 9 to 23. One-bedroom homes range from 538 to 605 sq ft, two-bedroom homes from 764 to 866 sq ft and three-bedroom homes from 1,058 to 1,500 sq ft, each with a balcony.

Interiors feature white-washed engineered oak flooring, 2.6m ceilings to living areas and bedrooms, heating and comfort cooling, and mechanical fresh air supply. Kitchens pair grey units with satin bronze accents and white quartz worktops, with integrated European appliances including an induction hob, combi-oven, wine cooler and washer/dryer. Bathrooms are finished in terrazzo-effect porcelain with matte black rain showers and heated towel rails, and fitted wardrobes include automatic LED lighting.

Residents' Amenities at The HiLight

The HiLight's rooftop is London's first rooftop of its kind: a wellness retreat designed by Miminat Designs and split into two wings. The West Wing brings together an infrared sauna with salt therapy, a cold plunge pool and Vitamin C-infused filtered showers. The East Wing — London's first thermal sanctuary in the sky — offers a dry sauna with chromotherapy lighting, a wet sauna and an aromatherapy shower experience.

The rooftop is curated in collaboration with wellness partners DIRTEA (adaptogenic mushroom supplements), MOODS (aromatherapy rituals), Dyson (hair and beauty styling tools), Vitaclean (Vitamin C-infused shower filters) and Solice Health (biohacking and full-body wellness scans by appointment).

Within the building, residents also have a fitness and wellness studio, a Club room by Bowler James Brindley with a bar and pool table, a private cinema adjoining the Club room's honesty bar, a double-height co-working lounge with conference table, and a private dining room — all supported by a 24/7 concierge. Outside, gardens by Grant Associates border the Riverwalk and lead to the Thames Path, with retail pods offering food and drink.

Battersea — Location & Connectivity

Plantation Wharf, for the Thames Clipper, is a 4-minute walk, and Clapham Junction is 9 minutes on foot. From Clapham Junction, trains reach London Waterloo and London Victoria in 8 minutes and Gatwick Airport in 24.

Nearby are Wandsworth Town, Northcote Road, Clapham Common, Battersea Park and Battersea Power Station, with the King's Road and Sloane Square across the river. Over 1,700 acres of parks and commons lie locally, and restaurants include the Michelin-starred Chez Bruce and Trinity.

Schools and universities in the area include Thomas's Battersea, Newton Preparatory School, Emanuel School, Imperial College London and King's College London.

Sustainability at The HiLight

The HiLight is carbon neutral. It has been designed using the FITWEL rating system, and its EDGE certification means it will use at least 20% less energy and water than a standard building.
