Eastbrook Village — A New Neighbourhood in Milton Keynes
Eastbrook Village is one of the largest new-build residential schemes currently under construction in the South-East, delivered by Berkeley Homes — the FTSE100 developer whose properties have grown by an average of 13.8% per year, roughly 5% above the wider local market. The 950-acre site is being built in partnership with Milton Keynes City Council and Homes England, with planning permission granted in February 2022 for approximately 4,600 homes across a phased build-out.
Phase 1A — now on release — comprises 194 homes, a mix of 1 and 2-bedroom apartments in the Beech Apartments building and 2, 3, 4 and 5-bedroom family houses across a range of Berkeley house types. First completions run from September–October 2026, with subsequent phases scheduled through 2027 and 2028.
The wider masterplan will include three primary schools, one secondary school, a Community/Health Hub, convenience store, local pub, sports pitches, community allotments, a Remembrance Garden and Later Living provision — with a district Centre already under construction alongside Elverby Primary School (scheduled to open in 2027).
Apartments & Houses at Eastbrook Village
The Beech Apartments are a three-storey collection of 17 homes with 999-year leases and estimated yields of 5.0–5.6%. One-bedroom apartments range from 546 to 590 sq ft and start at £260,000, with two-bedroom homes from 727 to 751 sq ft from £323,000. Every apartment comes with allocated parking and access to an EV charging point. Anticipated completion is Q1/Q2 2028; the payment structure is a £2,000 reservation fee, 10% on exchange (within 28 days), a further 10% at six months, and the remaining 80% on completion.
