West Gate rises at the point where the curve of the River Irwell meets St John's Culture & Enterprise Quarter. Rising 39 storeys, it comprises a collection of one and two-bedroom apartments, with four levels of private amenities and views across the city skyline.

Designed by SimpsonHaugh, West Gate is the first of two diamond-shaped towers at St John's Waterside, a new riverside neighbourhood within the Castlefield Conservation Area. Its façade of glazed panels, back-painted glass and perforated aluminium is arranged in three-storey bands, and the tower sits slightly elevated within new landscaped parkland along the river.

The neighbourhood has over 90 metres of direct river frontage and 1.65 acres of new public green space, with pathways along the Irwell. The tower will also include a ground-floor commercial unit on the waterside.

Apartments at West Gate

Floor-to-ceiling windows bring natural light into the interiors and frame views across the city and the River Irwell, with herringbone oak flooring throughout the open-plan kitchen, living area and hallway. Interiors are designed by Lister + Lister.

Kitchens have bespoke cabinetry with a sandy solid composite worktop and matching splashback, a moulded sink and integrated Bosch appliances including an induction hob, oven, microwave, fridge-freezer, dishwasher and wine cooler. Bedrooms are carpeted, and the master bedroom has sliding-door wardrobes.

Bathrooms and en-suites are fully tiled, with Vado rainhead showers, brushed chrome Vado brassware, wall-mounted sanitaryware and bespoke mirrored storage. Apartments have triple-glazed windows, Hyperoptic broadband and a mechanical ventilation system with heat recovery, and all are predicted an energy B rating.

A right to park in the secure underground car park is available with select two-bedroom apartments. Apartments are sold on a 990-year leasehold.

Residents' Amenities at West Gate

On the ground floor, a double-height foyer leads to the 24-hour concierge, supported by a residents' app, and The West Lounge, a space to relax, work informally or greet guests.

Level one is dedicated to wellbeing: The Club Gymnasium with Technogym and Hammer Strength equipment and an outdoor training terrace, the Form Studio for Reformer Pilates, the Flow Studio for yoga, The Serenity Lounge and The Wellness Terrace with a sauna, outdoor cold shower and yoga deck. The Screen is an outdoor cinema for film nights and sports screenings.

Level two has St John's Terrace, with games tables and a kitchenette, and The Luna Terrace, a quieter outdoor space. Level three has Suite 39, a private dining suite with a fully equipped kitchen that residents can book, The Club Room, The Listening Lounge for vinyl sessions, The Break Room with a pool table, and The Works, a co-working space with meeting rooms and work pods.

St John's — Location & Connectivity

West Gate is on Water Street, a one-minute walk from St John's Culture & Enterprise Quarter. The district is anchored by Aviva Studios, home of the Manchester International Festival, and includes Soho House, which opened its first Northern club in the former Granada Studios in November 2025, alongside Courts Club and Lina Stores.

Castlefield is a two-minute walk away, and Spinningfields and Deansgate are six minutes on foot, with restaurants including The Ivy, 20 Stories, Tattu, Sexy Fish and Louis. Deansgate–Castlefield station is a seven-minute walk and Salford Central station ten minutes. Manchester Airport is around 25 minutes by car, 27 minutes by train or 30 minutes by tram.
